Who Provides the Program
License Closet is a license-hanging and agent support program of License Closet, LLC, DBA License 2 Close Realty, a licensed Florida real estate brokerage (Real Estate Corporation #CQ1069182). Broker: Anesha Warner (License #BK3335939 · #BK3595683).
License 2 Close, LLC (Real Estate Corporation #CQ1069048) is a separate, affiliated Florida real estate brokerage. Real estate education is offered separately through License 2 Close, LLC, DBA License 2 Learn Real Estate School (Real Estate School #ZH1003036; Anesha Warner, Real Estate Instructor #ZH1004099). Each entity operates under its own license, and program terms described on this website apply to the entity identified in your signed agreements.
Independent Contractor Status
Agents in the program are independent contractors, not employees. Commission splits, transaction fees, broker fees, referral payouts, and payment rules are governed by the signed independent contractor agreement and brokerage policy — not by this website. Where this website and your signed agreement differ, the signed agreement controls.
MLS and Board Membership
- MLS membership is not required to hang your license in this program
- REALTOR® board membership is not required to hang your license in this program
- "No required MLS or board dues" does not mean MLS access is included — MLS access is not included in any plan
- MLS participation, if requested and available, is separate and subject to association, brokerage, MLS, and agent-paid fees
- Any MLS, board, association, Supra, or lockbox costs are the agent's responsibility
- MLS information support for active clients is available only through the approved broker process and does not create direct MLS access for the agent; fees may apply
Leads Are Not Guaranteed
Leads are not guaranteed. Agents are responsible for generating and working their own business. If brokerage leads become available, they may be assigned based on availability, may carry response-time expectations (generally within 24 hours), may be reassigned, and may be handled on a different commission split, such as 50/50.
Commission Splits and Fees
Current structure, subject to the signed agreement: a first transaction may be handled on a 60/40 split; after completing a first transaction, eligible agents may move to an 80/20 split. Current fees may include a $699 transaction fee and a $599 broker fee. The broker may require additional review on early transactions. Final fees, splits, and payment rules are confirmed in the agent agreement and transaction documents.
Broker Supervision and Compliance
- Agents must follow Florida law, brokerage policy, advertising rules, fair housing rules, and broker instructions
- Agents may not advertise real estate services until onboarding is complete and they are approved to operate under the brokerage
- Advertising — including social media ads, business cards, flyers, websites, yard signs, team names, and campaigns — may require broker approval
- Contracts and transaction documents must be submitted for broker review according to brokerage policy
- Text messaging and CRM tools must be used in compliance with TCPA, 10DLC, carrier rules, and brokerage policies; cold lists and unsolicited text campaigns are prohibited
Plan Terms
- Setup, annual, and monthly fees are non-refundable unless otherwise stated in writing — see the Refund Policy
- If monthly payments stop, your license may become inactive or you may be required to transfer your license, depending on brokerage policy
- CRM access, support services, and training vary by plan
- Property management is not currently offered
